Starting July 1, 2025, the Número de Registro de Alquiler (NRA) will be mandatory for all short-term rentals in Spain.

This unique identification number is assigned to every rental property and must be displayed on all advertisements, including platforms like Airbnb and Booking.com.

 

 

Why is the NRA number mandatory?

The Spanish government has been working on stricter regulations for the vacation rental market over the past few years. This stems from growing concerns about illegal rentals, tax evasion and the impact of tourist accommodations on the local housing market.

 

With the introduction of Royal Decree 1312/2024, the NRA number becomes a mandatory component of the Single Tourist Rental Registry, a centralized database that records all tourist accommodations in Spain. The system aims to:

 

• Reduce illegal rentals and curb tax evasion.

• Enhance safety and transparency in the rental sector.

• Protect guests from unregulated accommodations.

• Create a level playing field for landlords who comply with regulations.

 

 

What does this mean for landlords?

From July 1, 2025, landlords will no longer be allowed to advertise their rental property without a valid NRA number.

This applies to:

• Entire homes rented for short-term stays.

• Individual rooms within a home rented separately.

• Listings on platforms such as Airbnb, Booking.com and Vrbo.

 

Landlords who fail to register their property risk fines and removal of their listings by rental platforms.

 

 

How to obtain your NRA registration number?

The registration process via NRA Spain is fast and straightforward. The steps are as follows:

1. Gather the required documents – such as address details, cadastral reference and maximum occupancy.

2. Register via the application form – complete the online application with the necessary details.

4. Receive your NRA number – after approval, this number must be displayed on all rental advertisements.

How long does the NRA number last for?

The NRA number is valid for 12 months and can be renewed, provided the property still meets the requirements. To renew your registration number, owners must submit a list of all rentals made during the registration period. They must also include proof that each rental was temporary. If all requirements are met, the number will be renewed. If the number is rejected, the digital system will request online platforms to remove the corresponding listings.
