Número de Registro de Alquiler (NRA) in Spain
NRA registration in Spain
Since 1 July 2025, an NRA (Número de Registro de Alquiler) registered under the NRUA (Registro Único de Arrendamientos - National Registry) is mandatory for all short‑term rentals in Spain. This number must appear on every listing, including Airbnb and Booking.com.
Why it’s required
The NRA, introduced under Royal Decree 1312/2024, aims to reduce illegal rentals, improve tax compliance and create a transparent national registry for tourist accommodations.
What landlords must do
From July 2025, you may not advertise your property without a valid NRA number. Platforms can remove listings and authorities may issue fines for non‑compliance.
How to obtain your NRA
The process is simple:

Once approved, your NRA number must be shown on all listings.
Annual obligations
Your NRA number does not expire, but landlords must file an annual NRA (Depósito de Arrendamientos) report every February, starting in February 2026 for rentals made in 2025. I can prepare and submit this filing for you.
Keeping information up to date
Any changes to the property or registration must be updated. The NRA can be withdrawn if requirements are not met.
If you don’t register
Expect possible fines, removal from platforms and legal consequences for repeated violations.
Pricing
My fee for both the NRA registration and the annual NRA filing service is 199 euros per CRU number, excluding IVA (21%) and the fee charged by the Registro. Each plot has an individual CRU number (código registral único). If multiple NRA numbers fall under one CRU number, they are grouped together and charged as a single unit.

Holiday Rental Licenses in Spain
If you want to rent out your property for holiday purposes, you need an official tourist rental licence. Each region has its own rules and licence types - and I handle the entire process for you, from collecting documents to submitting the application.
Main licence types
VUT - Viviendas de Uso Turístico
For regular residential properties in urban areas.
AT - Apartamentos Turísticos
For apartments or complexes operating as tourist accommodations.
CR - Casas Rurales
For rural homes in natural or countryside areas.
VV - Viviendas Vacacionales
Common in the Canary and Balearic Islands.
VTAR - Viviendas Turísticas de Alojamiento Rural
For rural homes with lighter requirements than a Casa Rural.

Modelo 210 - Imputed Income Tax for non-residents
Non-resident property owners must file a Modelo 210 form each year, even if the property is empty or used only for holidays.

What Is Imputed Income Tax?
Even if you don't rent out your Spanish property, the Tax Office (Agencia Tributaria) assumes you receive a notional income. This is called Imputed Income or "Renta Imputada" (IRNR - Impuesto sobre la Renta de no Residentes), and must be declared annually through the Modelo 210 form.
✓ Applies to all second homes, holiday properties, garages, and storage rooms.
✓ Required even if the property is empty all year.
✓ Levied by the Agencia Tributaria. Completely separate from local taxes like IBI or rubbish fees.
✓ Missing the filing can result in penalties, surcharges, and interest.
Who must file Modelo 210?
Non-residents in Spain must file Imputed Income Tax if they fall into any of these situations:
✓ Property ownership
Even if it’s for personal use or empty. Garages, storage rooms, or other units must also be declared separately.
✓ Joint ownership
When a property is shared, each co-owner must submit their own Modelo 210.
✓ Buying or selling
If you bought or sold a property during the year, tax is calculated pro-rata for the months you owned it.
✓ Partial rental
If the property is rented out partially or fully, the unoccupied periods are still subject to Imputed Income Tax.
When is the deadline?
The filing deadline is 31 December of the following year.
Example: The 2025 tax year must be filed before 31 December 2026.

Pricing
My fee for the Modelo 210 Imputed Income Tax for non-residents is 75 euros per owner, excluding IVA (21%).
