APPLY NOW Número de Registro de Alquiler (NRA) in Spain NRA registration in Spain Since 1 July 2025, an NRA (Número de Registro de Alquiler) is mandatory for all short‑term rentals in Spain. This number must appear on every listing, including Airbnb and Booking.com. Why it’s required The NRA, introduced under Royal Decree 1312/2024, aims to reduce illegal rentals, improve tax compliance and create a transparent national registry for tourist accommodations. What landlords must do From July 2025, you may not advertise your property without a valid NRA number. Platforms can remove listings and authorities may issue fines for non‑compliance. How to obtain your NRA The process is simple: Provide the basic property details and documents. Submit the online application . I handle the full registration and keep you updated. After approval, your NRA number must be shown on all listings. Annual obligations Your NRA number does not expire, but landlords must file an annual NRUA (Depósito de Arrendamientos) report every February, starting in February 2026 for rentals made in 2025. Our Story Nice to meet you. We are Alper & Martin, a couple from Amsterdam (The Netherlands). In order to realize our dreams, we started Casita Comares in 2023. Casita Comares is a small-scale bed and breakfast and offers a variety of luxury, space and tranquility. The casita is a completely independent house, with a living room with kitchenette and private bathroom on the ground floor and a spacious bedroom on the first floor, with spectacular views of the hilly landscape and the Mediterranean Sea from various terraces, a fully equipped outdoor kitchen and our seasonal plunge pool, which (if we are present) are sharded with us. You won't be staying in a standard holiday home but in a charming, small-scale casita, directly connected to our own house. Here, you'll enjoy peace and a personal atmosphere, without other guests around. We, the owners, are present to ensure that your stay is as pleasant as possible, offering both independence and a warm, homely ambiance! Due to the exceptionally mild micro-climate, this region occupies a special place in Europe. The climate is the mildest in all of Europe and nowhere you will find more hours of sunshine per year. Casita Comares | bed and breakfast | Comares | La Axarquía | Málaga | Andalusia | Spain Terms & Conditions Terms of Booking By placing a booking with us, you and your booking party (guests) agree to the following terms and conditions as set-out. These conditions also apply to bookings made via external platforms. During your stay, you agree to abide by the subsequent conditions as set out, including the instructions and house rules you will receive from us after check-in. If you have any questions about booking with us, please contact us before making a booking. Booking Process To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on our website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission. To secure any booking we require the lead guest to pay the full amount of the confirmed booking at the time of booking. Payments can be made by credit card or via a secure third-party payment platform. Payments must be 'cleared funds' before a booking can be confirmed. Payments are only refundable under the conditions set-out here within. All guests agree to respect the privacy and peace of neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to neighbours or the owners. Check-in & Check-out Guests must check-in and check-out by the times stated below: Check-in by: 15:00 pm and before 21:00 pm on day of arrival (or on request) Check-out by: 11:00 am on day of departure Accessibility and Liability Some parts of the accommodation grounds, including the plunge pool, are not suitable for minor children or people with physical disabilities due to the natural height differences. Staying in the accommodation is at the guests' own risk. We are therefore not liable for damage to property or persons, regardless of the cause, caused by or in connection with the use of the accommodation. Camera surveillance For your and our safety, the outdoor area of the accommodation is equipped with a camera system. After check-in, the security camera on the back terrace is remotely disabled to ensure your full privacy. In accordance with the official law of the Spanish government on security cameras and data protection, camera images are kept for a maximum of one month, unless there is an established incident, such as theft, destruction and/or damage. In these cases, the images are kept until the incident has been resolved. Damages, Additional Cleaning Fees and Lost Property We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. In case of any damage to the inventory at Casita Comares, the following charges will apply: glassware and cutlery: € 7.50 per item, earthenware (such as plates, bowls, and mugs): € 12.50 per item, other items: replacement cost based on current market value. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys / fobs will incur a replacement charge per key / fob lost. Guests are expected to leave the accommodation in a clean and orderly condition. If the property is found to be excessively dirty upon departure, we reserve the right to charge a minimum additional cleaning fee of € 200. This applies when the condition of the accommodation significantly deviates from normal wear and tear - for example, in cases of leftover trash or food, heavily soiled indoor or outdoor areas, stains or damage to furniture and interior, or disregard for instructions and house rules. This fee covers the extra time, resources, and effort required to restore the accommodation to the expected level of cleanliness and comfort for future guests. Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged. Electricity and water consumption The price includes normal use of electricity and water. Guests agree that unnecessary use of electricity, such as not switching off lights, air conditioning units and/or other electrical appliances, will be avoided in their absence. Guests are aware that there is a serious water shortage in Andalucia and agree that excessive water consumption will be avoided. If the water supply is unexpectedly limited and/or disconnected by the (local) government, we cannot be held liable for this. For sustainability, electricity and water use is monitored. Guests are aware that excessive consumption of electricity and/or water may incur a surcharge. Parking Private parking is available. Guests accept that they park their car at their own risk. Guests are aware that an additional charge may apply for use of the electric car charging station. Pets & Service Dogs We do not accept pets throughout the accommodation, except for service dogs. Smoking / Open Fires Smoking is not allowed in the accommodation itself, only on the terrace, using an ashtray. The casita is equipped with a smoke detector. Open fires are strictly prohibited during the summer period due to fire hazards. The use of candles, open flames, or similar items is also not allowed inside or around the property. WiFi Fair & Appropriate Usage Policy Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests. The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities. Your Personal Details & Privacy We are required to keep a register of all guests who stay with us, this includes full names and nationality, and/or passport numbers and place of issue. These records are kept for a minimum of 12 months. We can deny the access to our accommodation to guests who do not identify themselves with all the required data. Our policy surrounding the personal details you provide as part of any booking or enquiry through this website / or third party website, including the privacy of those details are explained and set out in our Privacy Policy which you can read on our website. Cancellation, Returned Payments & Non-Arrival Conditions Guests who need to cancel a booking should contact us as soon as possible. Payments already paid are only returned in accordance with the following conditions: Cancellation made 90 days or more in advance of arrival date: full payment refund Cancellation made between 90 and 30 days before arrival date: 50% of payment refund Cancellation made 30 days or less of arrival date: no refund issued, full amount of booking due Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their amount paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required. In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made. The Casita is an ideal place to start the day. The indoor kitchenette has all the facilities you need to make a generous breakfast and a nice cup of coffee or tea. The baker comes to your door every morning with fresh bread. In the fully equipped outdoor kitchen, you can prepare meals while enjoying the stunning view. For the afternoon and evening there are several restaurants in the village. Whether you fancy Ricardo's pizzas, Pepa's paella or the traditional Spanish mountain cuisine of the Molino family, there is something for everyone. CLICK HERE Comares Comares is located in the province of Málaga, in the autonomous region of Andalusia. The village is located on a hill (at more than 700 meters altitude) and is the highest located village of the many white villages (pueblo blancos) and towns in Andalusia. The origins of Comares as a village are somewhat confusing and, although nobody questions its importance during the Arabic occupation, there are no clear indications that they were the founders of the settlement, which some say could date back to the 3rd century BC when the Greeks reached the coast of Málaga and went to Torre del Mar, naming it “Komaron”, which means “Tierra de Madroños”. However, there is no doubt that it was the Moors who created the village’s unique urban layout, its customs and the overall character of the village itself and who also referred to it as "Hisn Comarix", which means "castillo en la altura" ("castle on height"). (click here to learn more a bout the hist ory of Comares ) But although the village is often a side trip to visit surrounding villages ("pedanías", such as Los Ventorros, Maxmúllar , La Alquería, Llano Almendra, Las Cuevas, El Romo and Los Gallegos) and other cities (such as Málaga, Granada, Córdoba and Sevilla), there is still more than enough to see, do and experience in Comares itself. For example, there is the unique Castillo de Comares, which can be found at the very tip of the village. The small complex gives an extensive insight into the history of this village, but at the same time offers a truly beautiful view of the houses, buildings and surroundings of Comares. Anyone looking for another unique piece of architecture can visit the so-called 'Door of Málaga'. The famous gate literally and figuratively forms the entrance to the village. The gate itself is impressive, but the view is perhaps even more special. Once you pass the gate you will be treated to a panoramic view of the surroundings of the village. Here you can even look out to the coastline of Andalusia. That is why it is also called "The Balcony of La Axarquía". Sports Casita Comares is located in the middle of the Axarquía walking and hiking trails. Via these trails you can make beautiful walks and hikes through various routes. During the walk you will encounter various fruit trees, such as mangoes, avocados, almonds, pomegranates, figs and olives. In the village you will find the municipal swimming pool and you can use the padel court and other sports courts for free. The area is known for the routes for sporty cyclists through the beautiful mountains. There is also a zip line (with a length of 436 meters to more than 100 meters high, the longest zip line in Spain in natural anchorage), waterfalls , mountainclimb , mountainbike and running trails. What we always enjoy is to hike to the village during dawn, get a cup of coffee and then go running back. The perfect start to the day. During your stay and at the end of it, dispose of garbage bags in the public waste container. Before checking out, ensure all windows and doors are securely closed. Lastly, please contact us to arrange the check-out, return the keys, and complete a final inspection of the accommodation. Electricity and water consumption Electricity and water consumption The price includes normal use of electricity and water. Guests agree that unnecessary use of electricity, such as not switching off lights, air conditioning units and/or other electrical appliances, will be avoided in their absence. Guests are aware that there is a serious water shortage in Andalucia and agree that excessive water consumption will be avoided. If the water supply is unexpectedly limited and/or disconnected by the (local) government, we cannot be held liable for this. For sustainability, electricity and water use is monitored. Guests are aware that excessive consumption of electricity and/or water may incur a surcharge. Shared outdoor living Shared outdoor living You won't be staying in a standard holiday home but in a charming, small-scale casita, directly connected to our own house. Here, you'll enjoy peace and a personal atmosphere, without other guests around. We, the owners, are present to ensure that your stay is as pleasant as possible, offering both independence and a warm, homely ambiance! Around the property, you’ll find several terraces, a fully equipped outdoor kitchen, and our seasonal plunge pool. Please note that all outdoor areas are shared spaces, which we, as the owners, also use when we are present. We kindly ask you to enjoy these areas with the same care and consideration you would in your own home, so everyone can make the most of them. It is recommended to set the air conditioning to at least 26 degrees in the summer. Anti-insect plug Anti-insect plug The anti-insect plug and the refill are located under the sink in the kitchenette. Baker (for buying bread) Baker (for buying bread) The baker passes by every early morning with a honking sound (except on Sundays). If you would like to order bread in advance, you can reach the baker (via WhatsApp, by sharing your live location) on the following number: +34 647 887 447 (Carlos). Arrange a clear drop-off point for the baker to deliver the bread - for example, at the white gate next to the garage - and leave the cash there. Bathroom amenities Bathroom amenities The drawers in the bathroom sink contain shampoo, shower gel, toilet paper, a hairdryer, and other amenities. BBQ BBQ For safety reasons and to prevent fire hazards, barbecuing with charcoal is not allowed. There is a BBQ that you can use for free. The BBQ has an electric ignition mechanism and is connected to a gas bottle. Don't forget to turn it on and off. Clean the BBQ after use. Camera surveillance & outdoor lighting Camera surveillance & outdoor lighting For your and our safety, the outdoor area of the accommodation is equipped with a camera system. After check-in, the security camera on the back terrace is remotely disabled to ensure your full privacy. The outdoor lighting turns on and off automatically, please do not use switches. Damages Damages We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. In case of any damage to the inventory at Casita Comares, the following charges will apply: glassware and cutlery: € 7.50 per item, earthenware (such as plates, bowls, and mugs): € 12.50 per item, other items: replacement cost based on current market value. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys / fobs will incur a replacement charge per key / fob lost. Guests are expected to leave the accommodation in a clean and orderly condition. If the property is found to be excessively dirty upon departure, we reserve the right to charge a minimum additional cleaning fee of € 200. This applies when the condition of the accommodation significantly deviates from normal wear and tear - for example, in cases of leftover trash or food, heavily soiled indoor or outdoor areas, stains or damage to furniture and interior, or disregard for instructions and house rules. This fee covers the extra time, resources, and effort required to restore the accommodation to the expected level of cleanliness and comfort for future guests. Please do not move any furniture, such as the outdoor dining table and bench, in order to prevent damage. Doctor / hospital Doctor / hospital In case of life-threatening situations, call: 112 . Electricity Electricity Please switch off all devices in absence. If the electricity unexpectedly fails - for example due to the use of multiple devices at the same time - please contact us as soon as possible so that we can fix the problem. The switches are located behind the front door of the casita. First aid kit / fire extinguisher First aid kit / fire extinguisher The first aid kit and the fire extinguisher are located under the sink in the kitchenette. Garbage Garbage Please place garbage bags in the public waste container in the U-turn, about 50 meters past our garage, during your stay and upon departure. Do not store them on the terrace to prevent vermin. Guests Guests Only guests who have booked, registered, and checked in are allowed on the property. Bringing additional visitors is not permitted without our prior approval. Hot water Hot water The boiler heats itself up at night and provides sufficient hot water in the morning. Iron and ironing board Iron and ironing board The iron and ironing board are located in the wardrobe in the bedroom on the first floor. Key locker Key locker The key may be stored in the locker in absence, the code is: 1492. Upon departure, please consult with us about checking out of the casita and handing over the keys. Outdoor kitchen Outdoor kitchen For licensing reasons, we’re unable to serve breakfast or other meals, but you’re very welcome to use the outdoor kitchen to prepare your own. We kindly ask that you leave the kitchen and any used items, such as pans, clean and put away after use. Parking Parking Guests accept that they park their car at their own risk. Guests are aware that an additional charge may apply for use of the electric car charging station. Pharmacy Pharmacy The nearest pharmacy is in the village of Comares: “Farmacia Comares”, Calle Alcalde Baez Ranea 3. It is closed between 13:30 and 16:30 pm and all day on Sundays. The telephone number of the pharmacy is: +34 952 509 231 . Plunge pool Plunge pool The use of our plunge pool is seasonal. When it is in use, the pool pump goes on a timer. The plunge pool is maintained daily: use the net to remove leaves, do not remove items like the chlorine floater or thermometer, no jumping and please avoid sitting or lying on the white edges. For everyone’s safety, no glassware is allowed in or around the plunge pool area. Smoking / open fires Smoking / open fires Smoking is not allowed in the accommodation itself, only on the terrace, using an ashtray. The casita is equipped with a smoke detector. Open fires are strictly prohibited during the summer period due to fire hazards. The use of candles, open flames, or similar items is also not allowed inside or around the property. Sun beds Sun beds Please use towels when using the sun beds, and during the winter, store the cushions inside or in the cushion box to the left of the house, if they are not in use. Towels for the sunbeds can be found in the wardrobe in the bedroom. Supermarket Supermarket The nearest supermarket is in the village of Comares: it is called “Coviran”. It is open between 9:00 am and 20:30 pm and closed between 14:00 and 17:30 pm and all day on Sundays. At the entrance to Comares, you’ll find a minimarket called "El Arco". It’s open daily from 8:00 am to 20:30 pm. Tap water Tap water Tap water is drinkable. In the immediate vicinity there are several (public) water sources, where you can tap water yourself, such as the “Fuente Lavadero”, “Fuente Delgada”, “Fuente Gorda” and the “Fuente Sana”. Toilet / toilet paper Toilet / toilet paper Our accommodation is equipped with an old-fashioned well. Do not use too much toilet paper, preferably throw (too much) toilet paper in a plastic bag in the trash can next to the toilet. There are small plastic bags for this purpose under the kitchenette sink. Wind and rain Wind and rain Keep windows and doors closed with strong winds and rain. In case of rain, please move the sunbed cushions, the point terrace cushions, the dining chairs, and the two table lamps under the veranda or in the cushion box to the left of the house to protect them. Close parasol(s) in absence and/or bad weather. We value a pleasant and respectful stay. If our house rules are (repeatedly) violated, we reserve the right to terminate the stay early, as stated in our terms and conditions.
